East Riverside is a place where vibrant culture collides with subdued commercial development. With past emphasis on functionality over personality, strip malls, kiosks, and chain stores have gradually integrated with cultural delicacies—food trucks, artistic restaurants, and iconic music venues to name a few. Bound by Town lake to the north, Grove Blvd to the east, Highway 71 to the south, and Highway 35 to the west, Riverside’s close proximity to Downtown justifies its recent appeal to many developers. Contemporary apartments and new construction developments sit among midcentury-style properties—many of which are still in original condition. Some consider the neighborhood to be shabby, others say “up-and-coming”, however most will agree that this once-neglected area is the most affordable neighborhood within biking distance to downtown. Many Austinites head to Riverside to enjoy the Riverside Golf Course, where Ben Crenshaw and Tom Kite earned their stripes before joining the PGA tour. Locals can enjoy the Mabel Davis District Park, which features picnic sites, trails, and a swimming pool after a $6 million renovation.
